A one time $400 transfer fee to be paid by the home buyer will be assessed at closing for each new homebuyer moving into Mountain Shadows. All residents who purchased a home before 1/1/16 are required to pay Tier 1 dues of $319 by February 1. All residents who purchased a home after 1/1/16 are required to pay Tier 2 dues of $627 by February 1. Dues received after February 1 will incur a $100 late fee. Dues late beyond this will result in a lien being placed on the member's property that will include all late and legal fees. Optional Tier 2 dues for those who purchases homes before 1/1/16 are an additional fee and provide unlimited pool use. They may be paid in late spring; however Tier 1 dues are still due by February 1. Those paying Tier 3 dues automatically receive unlimited pool use.
Tier 1 (homes purchased before 1/1/16) - $319.00
Tier 3 (homes purchased after 1/1/16) - $627
You will receive an invoice in the mail by early January. You can mail your payment or pay online via PayPal. If you have not received an invoice by January 15, contact the board ASAP so as not to incur late fees. Non-receipt of an invoice will not excuse late payments.
