Membership & Dues Information

A one-time $400 transfer fee to be paid by the home buyer will be assessed at closing for each new homebuyer moving into Mountain Shadows.

Note: If you are a new resident who has closed on their property after January 1, 2016, you must pay a Tier 2 membership fee. Tier 1 is no longer available to residents closing after January 1, 2016.

Dues & Date Payable

All residents who purchased a home before 1/1/16 are required to pay Tier 1 dues of $404 by February 1. All residents who purchased a home after 1/1/16 are required to pay Tier 2 dues of $857 by February 1. Dues received on or after March 1 will incur a $100 late fee. Dues late beyond this will result in a lien being placed on the member’s property that will include all late and legal fees. (Dues rates reflected have been updated for 2026).

Dues Tier 1

For residents who purchased their homes before 1/1/16

All residents who purchased a home before 1/1/16 are required to pay Tier 1 dues of $404 by February 1. Only residents who purchased their homes before 1/1/16 are eligible for this tier

Dues Tier 2

For residents who purchased their homes after 1/1/16

$857

All Tier 2 residents and outside memberships include unlimited access to the community pool during standard operating hours. Tier 2 residents who purchased a home after 1/1/16 are required to pay Tier 2 dues of $857 by February 1.
